This failed to prosper, but Costa Mesa has thrived.</p> <p>Long time residents may remember when the area was called Fairview and Paularino, but today, the city is a focal point in Orange County with the Orange County Performing Arts Center, South Coast Repertory Theatre and South Coast Plaza as major drawing points. It is hard to believe that Costa Mesa was once nicknamed "Goat Hill" because of its rural flavor.</p> <p>The modern day <strong>Costa Mesa real estate</strong> market began as beach bungalows just minutes from the ocean. Even then, Costa Mesa, bordering Newport Beach, captured the best of Newport Beach living at a fraction of the cost. Perhaps we won't continue to see number of sales slipping by 27%.</p> <p>I guess I prefer to keep an optimistic attitude.&nbsp; I don't claim to unaware of what's going on in our country. It is an <a href="http://www.donovanblatt.com/sellers/stop-foreclosure/" title="Alternatives to Foreclosure">alternative to foreclosure</a>.</p> <p>I called her back for more details, just containing the excitement.&nbsp; They wanted to do an interview with me and one of my clients currently going through a <strong>short sale</strong>.&nbsp; All of my clients who are currently in the process are out of state.&nbsp; She'd make a few calls and see if that would work or if they would be willing to consider talking with a client who had just completed a <strong>short sale</strong> on their&nbsp;home.</p> <p>&nbsp;</p> <p>In the meantime, I was making phone calls to past clients who had recently completed <strong>short sales</strong> on <a href="http://www.donovanblatt.com/home-search/property-search/" title="Orange County Homes for Sale">Orange County homes</a> to see if they could be available on very short notice and thinking I'm really glad I didn't go out of town this week.</p> <p>&nbsp;</p> <p>I found a client who was happy to help, and the producers agreed that a recent <strong>short sale</strong> seller would be acceptable.&nbsp; Now, we had to figure out everybody's schedule and work around Southern California traffic.</p> <p>&nbsp;</p> <p>Now, I was starting to get excited; was I really going to do a piece for Nightline?</p> <p>&nbsp;</p> <p>The producer wanted to know if I could let her in a little early so she could set up before my client got home.&nbsp; Check.&nbsp; We'll do that.</p> <p>&nbsp;</p> <p>A quick change, with some help from a few good people - more on that in another post - and I was off to my interview.</p> <p>&nbsp;</p> <p>It was a lot of fun to see the behind the scenes way this works.&nbsp; The producer and I helped set up the interview area, and then I sat in so she could check lighting and sound.</p> <p><img title="Orange County Short Sales Nightline Interview" src="http://activerain.com/image_store/uploads/6/6/8/0/5/ar128280488650866.JPG" height="393" alt="Orange County Short Sales Nightline Interview" width="491" /></p> <p>&nbsp;</p> <p>My client got home, did his interview, and I did mine. This blog is not intended to offer any legal, tax or other advice.</p> <p>Click <a href="http://www.donovanblatt.com/mls.htm">Orange County homes for sale</a> to view all OC homes for sale.</p></div> Christine Donovan Costa Mesa Real Estate Broker/Attorney 800-610-7253 DRE01267479 (Donovan Blatt Team - Donovan Group Realty) Thu, 26 Aug 2010 02:56:01 -0400 http://livingcostamesa.com/post/1820521/nightline-called-me-yesterday-to-talk-about-orange-county-short-sales http://livingcostamesa.com/post/1820502/buying-an-orange-county-home-stop-and-think-before-you-plan-to-change-your-credit-scores- <p> <p>It is harder to qualify today for a mortgage loan for your Orange County home than it was just a few years ago, and credit is an important part of qualifying.</p> <p>Many people don't understand the pieces that make up their credit score nor do they understand that certain things they think are good, like paying off credit card debt can have a negative effect on credit.</p> <p>Larry has done a great job in his post below in explaining credit scores.</p> </p> <div>Via <b><a href="http://activerain.com/blogsview/1812462/stop-and-think-before-you-plan-to-change-your-credit-scores-">Larry Bettag - Cherry Creek Mortgage</a></b>:<br /><blockquote><h2><span>Credit is one of THE MOST IMPORTANT ISSUES IN getting a loan today.</span>&nbsp;</h2> <p><strong>Time and time again, I'm called by a client who says&nbsp;</strong><strong>"I PAY MY BILLS ON TIME, BUT MY PEOPLE SAY MY CREDIT STINKS....</strong></p> <h1><span>Maybe I'll just pay off my credit cards today.....</span></h1> <h1><span>No, No, No, No Nooooooooooooo!!!!!!"</span>&nbsp;</h1> <p><strong>Truthfully,&nbsp;</strong>there is more to a credit score than just making your payments on time or paying off your credit.&nbsp; In fact paying off all your credit today could be a bad move.&nbsp;&nbsp;Needless to say, I've broken this down so that the complexities of mortgage credit scoring can be understood by the consumer.&nbsp; I reference this a lot when consulting clients.&nbsp; With this information you can self-analyze your situation to make sure that you monitor your scores or raise your scores to where you want or need them.&nbsp; In other words, this serves as a roadmap to building a good credit report.</p> <h1><span>&nbsp;Here are all 5 factors&nbsp;in the order of importance:</span></h1> <p>&nbsp;1)&nbsp; <strong>Payment History</strong> has a 35% impact. Paying debt on time and in full has a positive impact, and late payments, judgments and charge-offs have a negative impact.</p> <p>&nbsp;2)&nbsp; <strong>Outstanding Credit Balances</strong> have a 30% impact. Debt ratio of outstanding balance to available credit is important.&nbsp; Keeping that below 50% is wise and below 30% even wiser. It is never a good idea to close an account; the debt ratio will go up and the number of seasoned lines will decrease. Pay outstanding debt down as close to zero as possible and evenly redistribute the remaining balance among the open lines. The increased interest incurred by moving a balance from a 0% card to a 23% card will be minimal relative to what the increased mortgage debt might be with a low credit score. Hitting the maximums of available credit can be very negative. It may be worth calling and asking the credit company to increase your available credit to lower the debt ratio, provided they can do so without a hard credit inquiry.&nbsp;</p> <p>&nbsp;3) <strong>Credit History</strong> has a 15% impact. The length of time a particular credit line has been opened is important. A seasoned borrower is stronger.&nbsp;</p> <p>&nbsp;4)&nbsp; <strong>Type of Credit</strong> has a 10% impact. A mix of auto loans, credit cards and mortgages is positive, rather than a concentration in credit cards only.&nbsp;</p> <p>&nbsp;5)&nbsp; <strong>Inquiries</strong> have a 10% impact. Hard inquiries for credit will negatively impact the score. Auto and mortgage inquiries receive special treatment and 20 inquiries can be made in a 14-day period for auto or mortgage and will be treated as only 1 inquiry. The maximum number of inquiries that will reduce the score is 10. Any inquiries beyond that [11+] in a six -month period will have no further impact on the borrower.
