&lt;p&gt;The first photo is the result of me experiencing dolphin propulsion for the very first time.&amp;nbsp; I had a dolphin pushing me from each foot.&amp;nbsp; There's a lot of adrenaline as you fly towards a concrete wall at high speeds with no control over the creatures.&amp;nbsp; And, all my attorney brain can think is, &quot;They'd never do this in the U.S.&amp;nbsp; Too much liability.&quot;&amp;nbsp;&lt;/p&gt;

      <title>Knowing Who to Call is at Least as Important as Knowing What to Do!</title>
      <description>&lt;p&gt;Knowing Who to Call is at Least as Important as Knowing What to Do!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Last week, when I was called by Nightline for an interview in just a couple of hours, I was in no way ready for primetime (or late night tv).&amp;nbsp; I was dressed very casually without &lt;span&gt;much&lt;/span&gt; any makeup, flip flops, tank top, etc.&amp;nbsp; I didn't have any appointments and hadn't put myself together.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I could have done this myself, but knowing I had limited time, I also knew that I didn't have time to do it myself.&amp;nbsp; Sometimes doing it yourself (whether getting dressed up, making repairs, or selling a home) just isn't the best option.&amp;nbsp; Often it takes longer or isn't done as well.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Fortunately, I have a large list of experts to contact for many different needs.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;That day, I contacted Lori Mazalewski, my Nordstrom Personal Shopper.&amp;nbsp; I quickly explained to her that I had very limited time to look my best, and I was at least a half hour away.&amp;nbsp; She calmly began to outline a plan.&amp;nbsp; She asked me to run home for a couple of items; she would take a quick lunch, have clothes and a makeup artist waiting for me when I got to Nordstom.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;(I thought about putting in a before shot, but Vanity just wouldn't do it. So, you'll get the finished product below.)&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I arrived, and as always, Lori had the perfect outfit for me.&amp;nbsp; I didn't bring any jewelry, no problem.&amp;nbsp; She and her assistant, Kristin, handled that too.&amp;nbsp; They were clipping tags off of me and ringing me up in no time.&amp;nbsp; Dressed in my new outfit, I knew that I was headed for a smashing interview.&amp;nbsp; How could I miss feeling like a million bucks?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Lori, then walked me down to cosmetics and introduced me to Natasha Dressler of Smashbox.&amp;nbsp; This was a woman who had worked as a makeup artist in Hollywood!&amp;nbsp; How perfect was that?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Lori quickly explained to Natasha that I had very limited time to be in full makeup and on my way to my interview.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Natasha asked me a few quick questions to get an idea of my personal style and then quickly went to work.&amp;nbsp; Thirty minutes later, my new look matched my new outfit.&amp;nbsp; I felt completely ready for my interview.&amp;nbsp; She had kept my look pretty natural in keeping with my personal taste and yet complemented my features and coloring.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;I'm sure that anyone who saw me come into Nordstrom just a little more than an hour before, would not have recognized the person who left.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Could I have gotten all of this done myself in the limited time frame?&amp;nbsp; Probably, but would I have done it as well?&amp;nbsp; Probably not, and probably without a lot more fuss and stress.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This was a good reminder to me, that the do it yourself method is not always the best whether it's getting ready for a big national televsion interview, home repairs or selling your home.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I'm fortunate to have gathered a great group of professionals around me who are available to help me and my clients in almost any situation.&lt;/p&gt;

&lt;p&gt;Originally no more than a way station built by Spanish missionaries, Costa Mesa's first real estate development occurred in the 1880s. This failed to prosper, but Costa Mesa has thrived.&lt;/p&gt;
&lt;p&gt;Long time residents may remember when the area was called Fairview and Paularino, but today, the city is a focal point in Orange County with the Orange County Performing Arts Center, South Coast Repertory Theatre and South Coast Plaza as major drawing points. It is hard to believe that Costa Mesa was once nicknamed &quot;Goat Hill&quot; because of its rural flavor.&lt;/p&gt;
&lt;p&gt;The modern day &lt;strong&gt;Costa Mesa real estate&lt;/strong&gt; market began as beach bungalows just minutes from the ocean. Even then, Costa Mesa, bordering Newport Beach, captured the best of Newport Beach living at a fraction of the cost. While Costa Mesa may be more affordable than comparable homes in Newport Beach or Corona Del Mar, this is a relative matter as all of Orange County real estate is perceived to be some of the most desirable in the United States.&lt;/p&gt;

&lt;p&gt;Based upon general definitions, it appears that &lt;strong&gt;Costa Mesa Real Estate&lt;/strong&gt; should still be in a Sellers' Market based on the level of inventory, many still seem to believe we are in a Buyers' market. However, I am starting to see more inventory in the last few weeks, which is moving Costa Mesa more toward a stable market rather than a buyers' or sellers' market. Given all that is going on in the credit market and the banking industry, we are in an unusual time and will have to see what happens over the next few months as things hopefully begin to stabilize.&lt;/p&gt;

      <description>&lt;p&gt;Unemployment and the Great Depression - A Little Bit of Perspective?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I see that we are in the Great Recession and have wondered what exactly the difference is from the Great Depression.&amp;nbsp; I haven't seen bread lines like I saw in the pictures in my history books, and that's definitely a difference.&lt;/p&gt;
&lt;p&gt;However, when I hear unemployment numbers that have 10% unemployment and maybe as high as 17% with unemployment and those who have given up.&amp;nbsp; With family members who have been unemployed and searching for months, I have to wonder what the differences are.&lt;/p&gt;
&lt;p&gt;Then tonight, I was watching a show on the History Channel.&amp;nbsp; During 1932, 1 in 4 Americans working adults were unemployed.&amp;nbsp; 25% unemployment!&amp;nbsp; That's a huge number.&amp;nbsp; Then, it pointed out that there was no unemployment, no social security.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So, maybe a little perspective, as bad as it's been (and, I'm well aware that it's been tough), perhaps things are better than they could be.&amp;nbsp; Perhaps we'll continue to see improvement in our economy. Perhaps we won't continue to see number of sales slipping by 27%.&lt;/p&gt;
&lt;p&gt;I guess I prefer to keep an optimistic attitude.&amp;nbsp; I don't claim to unaware of what's going on in our country. &lt;p&gt;I was at lunch&amp;nbsp;at a conference yesterday when I received a very unexpected message.&amp;nbsp; It was from ABC News' Nightline.&amp;nbsp; She wanted to know if I would be able to do an interview with one of my short sale clients in just a few hours to talk about &lt;strong&gt;&lt;a href=&quot;http://www.donovanblatt.com/sellers/short-sale/&quot; title=&quot;Orange County Short Sales&quot;&gt;Orange County Short Sales&lt;/a&gt;&lt;/strong&gt;.&amp;nbsp; A short sale occurs when the bank accepts less upon the sale of the house than it is owed. &lt;p&gt;I called her back for more details, just containing the excitement.&amp;nbsp; They wanted to do an interview with me and one of my clients currently going through a &lt;strong&gt;short sale&lt;/strong&gt;.&amp;nbsp; All of my clients who are currently in the process are out of state.&amp;nbsp; She'd make a few calls and see if that would work or if they would be willing to consider talking with a client who had just completed a &lt;strong&gt;short sale&lt;/strong&gt; on their&amp;nbsp;home.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In the meantime, I was making phone calls to past clients who had recently completed &lt;strong&gt;short sales&lt;/strong&gt; on &lt;a href=&quot;http://www.donovanblatt.com/home-search/property-search/&quot; title=&quot;Orange County Homes for Sale&quot;&gt;Orange County homes&lt;/a&gt; to see if they could be available on very short notice and thinking I'm really glad I didn't go out of town this week.&lt;/p&gt;

&lt;p&gt;I found a client who was happy to help, and the producers agreed that a recent &lt;strong&gt;short sale&lt;/strong&gt; seller would be acceptable.&amp;nbsp; Now, we had to figure out everybody's schedule and work around Southern California traffic.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Now, I was starting to get excited; was I really going to do a piece for Nightline?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The producer wanted to know if I could let her in a little early so she could set up before my client got home.&amp;nbsp; Check.&amp;nbsp; We'll do that.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;A quick change, with some help from a few good people - more on that in another post - and I was off to my interview.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;It was a lot of fun to see the behind the scenes way this works.&amp;nbsp; The producer and I helped set up the interview area, and then I sat in so she could check lighting and sound.&lt;/p&gt;

&lt;p&gt;Afterwards, we sat back to wait for our TV premiere.&amp;nbsp; Then, a call from my sister just after 8:45 pm my time.&amp;nbsp; &quot;What happened?&amp;nbsp; I didn't see you on the &lt;strong&gt;short sale&lt;/strong&gt; part!&quot;&amp;nbsp; They get the show much earlier than we do.&lt;/p&gt;
&lt;p&gt;I made a call to the producer.&amp;nbsp; Apparently, there was a technical difficulty uploading the tape to New York.&amp;nbsp; I'm told that we may be on in the next few weeks and need to check in with New York.&lt;/p&gt;
&lt;p&gt;Keep your fingers crossed, and I'll let you know when it airs.&lt;/p&gt;

&lt;p&gt;It is harder to qualify today for a mortgage loan for your Orange County home than it was just a few years ago, and credit is an important part of qualifying.&lt;/p&gt;
&lt;p&gt;Many people don't understand the pieces that make up their credit score nor do they understand that certain things they think are good, like paying off credit card debt can have a negative effect on credit.&lt;/p&gt;
&lt;p&gt;Larry has done a great job in his post below in explaining credit scores.&lt;/p&gt;

&lt;h1&gt;&lt;span&gt;No, No, No, No Nooooooooooooo!!!!!!&quot;&lt;/span&gt;&amp;nbsp;&lt;/h1&gt;
&lt;p&gt;&lt;strong&gt;Truthfully,&amp;nbsp;&lt;/strong&gt;there is more to a credit score than just making your payments on time or paying off your credit.&amp;nbsp; In fact paying off all your credit today could be a bad move.&amp;nbsp;&amp;nbsp;Needless to say, I've broken this down so that the complexities of mortgage credit scoring can be understood by the consumer.&amp;nbsp; I reference this a lot when consulting clients.&amp;nbsp; With this information you can self-analyze your situation to make sure that you monitor your scores or raise your scores to where you want or need them.&amp;nbsp; In other words, this serves as a roadmap to building a good credit report.&lt;/p&gt;
&lt;h1&gt;&lt;span&gt;&amp;nbsp;Here are all 5 factors&amp;nbsp;in the order of importance:&lt;/span&gt;&lt;/h1&gt;
&lt;p&gt;&amp;nbsp;1)&amp;nbsp; &lt;strong&gt;Payment History&lt;/strong&gt; has a 35% impact. Paying debt on time and in full has a positive impact, and late payments, judgments and charge-offs have a negative impact.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;2)&amp;nbsp; &lt;strong&gt;Outstanding Credit Balances&lt;/strong&gt; have a 30% impact. Debt ratio of outstanding balance to available credit is important.&amp;nbsp; Keeping that below 50% is wise and below 30% even wiser. It is never a good idea to close an account; the debt ratio will go up and the number of seasoned lines will decrease. Pay outstanding debt down as close to zero as possible and evenly redistribute the remaining balance among the open lines. The increased interest incurred by moving a balance from a 0% card to a 23% card will be minimal relative to what the increased mortgage debt might be with a low credit score. Hitting the maximums of available credit can be very negative. It may be worth calling and asking the credit company to increase your available credit to lower the debt ratio, provided they can do so without a hard credit inquiry.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;3) &lt;strong&gt;Credit History&lt;/strong&gt; has a 15% impact. The length of time a particular credit line has been opened is important. A seasoned borrower is stronger.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;4)&amp;nbsp; &lt;strong&gt;Type of Credit&lt;/strong&gt; has a 10% impact. A mix of auto loans, credit cards and mortgages is positive, rather than a concentration in credit cards only.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;5)&amp;nbsp; &lt;strong&gt;Inquiries&lt;/strong&gt; have a 10% impact. Hard inquiries for credit will negatively impact the score. Auto and mortgage inquiries receive special treatment and 20 inquiries can be made in a 14-day period for auto or mortgage and will be treated as only 1 inquiry. The maximum number of inquiries that will reduce the score is 10. Any inquiries beyond that [11+] in a six -month period will have no further impact on the borrower. Each hard inquiry can cost 2-50 points on a credit score.&lt;/p&gt;
