Huntington Beach well known as "Surf City USA" with its excellent surfing has 8.5 miles of beaches and over 200,000 residents with 11 million visitors annually coming to see events such as the US Open of Surfing, the Surf City USA Marathon and AVP Pro Beach Volleyball.

We are still seeing significantly more short sales in escrow than bank owned foreclosures or REOs indicating that short sales are still making up a large part of the market and that they are still taking a significant amount of time to close when they are successful. This affects the market in a few ways. Sometimes short sales are priced unrealistically and can have an effect on the values as seen by the buyers. Also, they can leave a glut on the market as the banks work through the short sale process. Of the homes sold in Huntington Beach in July, 29% of them were distressed, generally meaning they were either a short sale or an REO/bank owned foreclosure. This number is slightly smaller than in June as the number of foreclosures sold was down in July. This may be as a result of the problems and delays of foreclosures over the past several months.
Huntington Beach is now in a fairly balanced market with almost 6 months of inventory on the market though we've seen a very small decrease in the number of homes on the market and also a small decrease in the months of inventory though this may be a result of the spring market.
