Disneyland - Volunteer for a Day, Get a Day Free

Have you been thinking that in today's world, you are more fortunate than others, and perhaps you should be giving back?

Have you been thinking that you would like to go to Disneyland, but you would rather save the entrance fee?

Disneyland Volunteer Day

What if you could combine these two things?  What if you could help other and get into Disneyland free?

Why not participate in Give a Day, Get a Disney Day?

Disneyland wants to inspire 1 million people to volunteer for a day. To do this, Disney is offering to give a free admission for one day and one park to each person who volunteers.  You must pre-register and sign up through Disney's site in order to participate.

This program begins January 1, 2010 and ends December 15, 2010 or once all tickets have been distributed, whichever occurs first.

What better way to combine two wonderful things, helping others and enjoying a day at the Magic Kingdom?

So, if you would like to participate, be sure that you sign up on Disney's Site and be sure to do it before Disney runs out of tickets.

Costa Mesa Real Estate News - Costa Mesa Market Report

Costa Mesa Real Estate News - Costa Mesa Market Report

Originally no more than a way station built by Spanish missionaries, Costa Mesa's first real estate development occurred in the 1880s. This failed to prosper, but Costa Mesa

Long time residents may remember when the area was called Fairview and Paularino, but today, the city is a focal point in Orange County with the Orange County Performing Arts Center, South Coast Repertory Theatre and South Coast Plaza as major drawing points. It is hard to believe that Costa Mesa was once nicknamed "Goat Hill" because of its rural flavor.

The modern day Costa Mesa real estate market began as beach bungalows just minutes from the ocean. Even then, Costa Mesa, bordering Newport Beach, captured the best of Newport Beach living at a fraction of the cost. While Costa Mesa may be more affordable than comparable homes in Newport Beach or Corona Del Mar, this is a relative matter as all of Orange County real estate is perceived to be some of the most desirable in the United States.

The market report for Costa Mesa is below:

costa mesa homes, costa mesa real estate orange county real estate, orange county home value

Based upon general definitions, it appears that Costa Mesa Real Estate should be in a Sellers' Market based on the level of inventory, many still seem to believe we are in a Buyers' market. Given all that is going on in the credit market and the banking industry, we are in an unusual time and will have to see what happens over the next few months as things hopefully begin to stabilize.

It is bounded by Irvine Boulevard on the east, Newport Boulevard on the west, 15th Street on the south and Mesa Drive on the north.

What Takes Us 2 Days, Takes the Banks 6 Months for Short Sales and Loan Modifications

What Takes Us 2 Days, Takes the Banks 6 Months for Short Sales and Loan Modifications

Do you ever wonder why it takes so long to get a short sale or a loan modfication completed?  It can take months or even years to to get a short sale or a loan modification done.  Why?

Newport Beach

There are any number of reasons:

  1. Hard to collect all necessary documents from borrower/owner.
    • This may be because the banks never seem to receive the documents until they've been faxed in 5 or 6 times.
    • It may be because it takes the borrower/owner or agent some time to respond to requests for documents.
  2. Several different departments must touch the file in most short sales and loan modifications.
  3. Often, borrower/owner or agent can't speak to person in charge of file.
  4. Investors make the decision though the borrower/owner and agent may never speak to investors.
  5. Short sale and modification departments are overwhelmed by huge numbers of files.
  6. Many short and modification departments constantly have new employees due to turnover and or hiring because of large number of files.
  7. Listing agent may not understand what needs to be done.
  8. Nobody is following up consistently with anybody else.
  9. The system is inherently broken and needs to be revised.

How long does it take for an agent or mortgage broker to gather the necessary information to put together an offer or a mortgage broker to put together an entire file?  It seems to me these can generally be completed in about two days, with the cooperation of all parties.  Sure it takes longer to get the deal completely closed, but not months.

My questions is, if it only takes us 2 days, why does it take the banks 6 months?

What say you?  What can we do to effectuate a change?
