First Time Home Buyer Tips for Costa Mesa Buyers

 

Below is a short list of some of the items from the beginning to end of buying your first home in Costa Mesa.

 

There are many other steps, but this will give you a basic idea of the process.

 

  1. Find a knowledgeable real estate consultant who can help lead you through the process and make it easier.

     

  2. Get pre-approved.  This is stronger than a pre-qualification and puts you in a better negotiating position when you find your new home.

  3. Decide what you want and what you don't want in your home.  Location, bedrooms, features, schools, near a freeway, but not close enough to hear the noise, etc.

  4. Rate each home immediately after you see it.  It can be overwhelming to look at a number of different homes.  Make sure to rate each home you see.  Once my buyer have seen three homes, I recommend they get rid of one of them, so the number of homes doesn't become too much.

  5. Find your dream home.  Now that you know what you want and the amount for which you are pre-appoved, go out and find your dream home.  Keep notes about each home you see and compare them against your wish list.  

  6. Make an offer.  You and your consultant will work together to come up with an offer, and your consultant will use her skills to help you get the best deal possible. 

  7. Do inspections - The inspections usually include a third party inspector who comes out and checks all the systems of the house like the electrical outlets, the dishwasher, water pressure, the roof, and many others and will give the buyer his opinion on the condition of these items with a list of potential repairs.  Inspections may also include an appraisal (to verify the value of the property) and reviewing disclosures provided by the seller.  

  8. Sign the loan documents and get the keys to your new home.  Finally all of the hard work is done, and it's time to move into your new home and throw a party to "warm" it.

Resources, Programs and Money for Orange County First Time Buyers

There is a lot of pent up demand in Orange County for First Time Buyers -  people who watched prices sky rocket upwards who couldn't afford the prices, people who were scared of the prices and chose not to buy, and now there are those who just feel that it is the right time to look at buying their first home.

 

You may hear about a lot of different programs for first time buyers and wonder what might be available to you.

$8,000 Tax Credit

There is the Federal Government's $8,000 tax credit for first time buyers which is available to first time buyers who close on their house by December 2009.  For more details please see $8,000 tax credit.

Mortgage Paid if You're Laid Off

There is the California Association of Realtors First Time Buyer program which pays a buyer's mortgage, up to $1,500 for 6 months if they're laid off.  For more details please see CAR First Time Buyer Program.

Huntington Beach & Tustin - Moderate Income Homes

There are also city programs for affordable housing in Huntington Beach and Tustin.  These are generally for moderate income, and the City, not market price, will set the sales price when homes are sold.

Fountain Valley & Costa Mesa Payment Free Second Mortgage*

Fountain Valley and Costa Mesa both have programs in which they will provide first time buyers with large second mortgages to allow them to purchase loans.  Fountain Valley will give up to $150,000, and Costa Mesa will provide up to    For more information please see Fountain Valley has $1,000,000, and they want to give it to you or Costa Mesa First Time Buyer Program and More Information on Costa Mesa First Time Home Buyer Program.  Fountain Valley's program is currently funded.  Costa Mesa hopes to have funds allocated when the new fiscal year starts in July.
