If you listen to the media and many other experts out there, you'll hear that it is a buyers' market, that inventory is languishing on the market, that values are falling and the sellers are desperate for an offer.
This may all be true in some cases, but real estate is hyper local, and in order to really understand what's going on in real estate, you need to look at the local area.
Here in Orange County, we are often seeing homes selling for multiple offers, sometimes over asking price in desirable areas on well-priced homes.
In the picture below, you will see the line of people waiting to get in to a very well-priced home.

Does that look like a buyers' market?
Admittedly, this was a special circumstance as there was only to be one showing, but as you can see there were many people very interested in viewing the home and willing to wait their turn to do so.
Is it really a buyers' market? The best way to answer that question is to contact a local real estate consultant and discuss it with them.
