The Mesa Verde neighborhood of Costa Mesa was largely built around the Mesa Verde Country Club, a private club and golf course Costa Mesa Country Club, which is a public course, is also located within Mesa Verde's boundaries.


 

Most Mesa Verde Costa Mesa homes were built in the 1960's and 1970's, with several of the homes actually built right along the golf course.

 

Mesa Verde is bordered by Fairview Regional Park and the Costa Mesa Golf Course on the south, Harbor Boulevard on the east, the Santa Ana River to the west, and the 405 (San Diego Freeway) on the north.

 

 

 

The Estancia Adobe, built in the late 1800's is also located within Mesa Verde in Estancia Park, and provides insight into the history of this wonderful area of Costa Mesa.

Based upon general definitions, it appears that Mesa Verde Costa Mesa Homes should be viewed as being in a Sellers' Market though many still consider the real estate market in general to be a Buyers' market.

 

However, given the low inventory and the competition, we have an odd situation which is not easily defined. Given all that is going on in the credit market and the banking industry, we are in an unusual time and will have to see what happens over the next few months as things hopefully begin to stabilize.

Southwest Costa Mesa, better known as the Westside or Westside Costa Mesa, is a wonderful area of Costa Mesa which borders both Newport Beach and Huntington Beach. It is typically quantified as being West of Newport Boulevard.

 

It encompasses Fairview Park and the Talbert Nature Reserve.

 

 

 

It has a wide mix of homes ranging from single family homes, to condos and apartment buildings. The homes overlooking the bluffs have beautiful views of the ocean and wildlife in the Santa Ana River.

Eastside Costa Mesa is a charming area of Costa Mesa which borders Newport Beach, and, as a result, tends to have higher property values than some other areas of the city. It is bounded by Irvine Boulevard on the east, Newport Boulevard on the west, 15th Street on the south and Mesa Drive on the north.

 

Most of the original lots in Eastside Costa Mesa are around 10,000 square feet, a large size lot in Orange County, which allows for space to expand smaller, older homes if desired.

 

Eastside Costa Mesa is known for wide streets and lovely, mature trees, homes with picket fences and an eclectic mix of different types of homes.

Newport Terrace is a condominium association located in an area that many might consider to be Costa Mesa.  However, it is a small oasis of Newport Beach and has much to offer for a very reasonable price.

Located at the end of 19th Street, there are 281 homes in Newport Terrace, which is located near the beach and just above the Talbert Nature Preserve.  This is a small enclave which some don't realize is there as the only reason to travel all the way to the end of 19th Street is to reach Newport Terrace.

Originally built in the 1970's these condos started at approximately $25,000.  Currently they are selling from the high $200,000's to the mid $300,000's, a very reasonable price for a Newport Beach address. 

When my sister and I lived in Newport Terrace as children, we enjoyed playing in the Nature Preserve, which we all called the "gully."  In addition to being located close to the beach and the Nature Preserve, there is a lovely pool area, which in addition to the pool, features a jacuzzi, a wading pool and a new basketball area.  If you walk up the hill behind the pool area, there is even a horseshoe pit.

Newport Terrace offers a great amenity in the form of all of the open space and green areas that were incorporated in to the design of the community, perhaps inspired by the Nature Preserve above which it sits.

Talbert Nature Preserve

One of the best things offered to those who live in Newport Terrace is a home in Newport Beach for far less than in other areas of the city.

Located just a few blocks from Harbor Boulevard, Triangle Square and 17th Street, Newport Terrace offers close proximity to shopping and restaurants as well as the beach the freeway and Hoag Hospital.

Newport Crest is a community of town homes that allows its owners to enjoy ocean breezes year round and is just blocks from the ocean.

 

It is bordered by Superior Avenue and 15th Street and is located above Pacific Coast Highway. Ticonderoga is the entrance in to the community.

Children who live in Newport Crest are in the Newport Mesa Unified School District and attend Newport Elementary, Horace Ensign Middle School and Newport Harbor High School.

 

Newport Crest is just down the street from Hoag Hospital and a few minutes from shopping on 17th Street and Newport Boulevard. It is just fifteen minutes to John Wayne Airport and a short drive to both Fashion Island and South Coast Plaza.

We were out Christmas tree hunting and our little one went off and found one just his size which he carted back to us with a hopeful look in his face.

It was very tempting to add a second Christmas tree to our household just for him.

Dover Shores is located in Newport Beach on west side of the Upper Newport Bay and is bounded approximately by Dover Drive, Irvine Avenue and the bay.

There are several different communities in Dover Shores, many with large lots. Because Dover Shores has been around for more than half a century, there are a wide variey of homes available from more entry level, older homes to brand new homes built along the bay and everything in between. Many of the homes are on the bay with private docks.
