Costa Mesa Real Estate Minute January 29, 2009 - Costa Mesa Market Report

Originally no more than a way station built by Spanish missionaries, Costa Mesa's first real estate development occurred in the 1880s. This failed to prosper, but Costa Mesa became an agricultural center known for apples and lima beans.

Long time residents may remember when the area was called Fairview and Paularino, but today, the city is a focal point in Orange County with the Orange County Performing Arts Center, South Coast Repertory Theatre and South Coast Plaza as major drawing points. It is hard to believe that Costa Mesa was once nicknamed "Goat Hill" because of its rural flavor.

The modern day Costa Mesa real estate market began as beach bungalows just minutes from the ocean. Even then, Costa Mesa, bordering Newport Beach, captured the best of Newport Beach living at a fraction of the cost. While Costa Mesa may be more affordable than comparable homes in Newport Beach or Corona Del Mar, this is a relative matter as all of Orange County real estate is perceived to be some of the most desirable in the United States.

Based upon general definitions, it appears that Costa Mesa should be in a Sellers' Market though it still appears to be a Buyers' market. Given all that is going on in the credit market and the banking industry, we are in an unusual time and will have to see what happens over the next few months as things hopefully begin to stabilize.

Jammin' for Julian - An Update on a 5 Year Old in Need

A month ago, I wrote a post asking for help for 5 year old Julian, and I wanted to send an update on how he is doing.

Many of you have been generous in assisting Julian and his family both with prayers and monetary contributions and they are grateful.

Julian came home for the first time a little over a week ago and is having radiation treatments daily.  Though his parents are excited to have hime home.  They are discovering how ill his treatments are making him each day.  He is weak, can't walk on his own and is getting his nutrition through a tube.  Despite all of this, the family rejoices in having him home.

His parents have sought and found a way to make something good from Julian's illness.

They, their friend and their family are organizing a fund raising concert - Jammin' for Julian.  His parents envision it as an annual fund raiser to assist children and their families at CHOC (Children's Hospital of Orange County) who are suffering from cancer. 

The performers at this concert will be no older than sixth graders, and it will be open to any child who chooses to perform in a musical way.

The Lil' Lighthouse Preschool choir will be performing as will many other children.

An Open Children's Pop Concert & Expo

  

When: Saturday, March 21

Time: 3:30 p.m. to 5:30 p.m. (*concert will start promptly at 4 p.m.)

Where: Newport Mesa Church sanctuary, 2599 Newport Blvd., Costa Mesa.

What: An open children's pop concert and expo (performers from preschool to 6th grade).

Among those performing will be the Lil' Lighthouse Preschool choir, as well as many other young and talented musicians. Proceeds will benefit the Dunn Family, whose 5-year-old son, Julian, is being treated for a brain tumor.

Dear friends,

After the shock of Julian's brain tumor and subsequent surgeries (three to date), our family began the long journey of a 55-week radiation and chemotherapy program in January 2009 to fight the brain cancer in our precious boy. After 38 days at CHOC, with his mother living in the room with him, Julian is home and trying to recover from myriad obstacles. Most signs are positive in his recovery. Our family believes in miracles and trusts God's hand.

In the meantime, a tsunami of medical bills is coming.

Me and my wife, Andrea, have been blessed with a home-based business so we can raise our two boys full time. We have paid for our own medical coverage since starting our own business in 2005, but in no way were we prepared for the cataclysmic news we received on Dec. 5, 2008, when CHOC doctors discovered a brain tumor and proceeded with emergency surgery.

While we continue to work to support our family, we are also exploring fundraising channels to provide support for medical expenses.

Now is the time to turn negatives into positives, beginning with the inaugural Jammin' for Julian, an open children's pop concert and benefit event for the Julian Dunn Family, which plans to continue the event each year to generate gifts for a special CHOC-based fund to help other families who are going through similar catastrophes.

Further, we plan to work with our family pediatrician, Dr. Peri Gunay, on being able to better identify brain tumors and try to better understand how and why it happens in children. Dr. Gunay has taken Julian's case to a medical board as a study for other doctors to analyze and examine. Twenty years ago, nobody would survive the type of brain tumor Julian had, but today there is hope and recovery. While most all of the medical industry's energy and resources have been geared toward healing young patients with brain tumors through surgery, radiation and chemotherapy, little has been done to better detect and understand a potential brain tumor before it's too late.

Through this ordeal, our family believes that God will be glorified and He has chosen us to walk down this path.

The idea of Jammin' for Julian is a long-lasting musical event featuring preschool through elementary school students as solo acts, duets and group performances. While the mission of the concert is to raise funds for the Julian Dunn Family and continue in future years to help support a fund at CHOC that benefits other families, the vision for Jammin' for Julian is full-scale media coverage that includes a spot on PBS or other television outlets. It is a venue for children to perform and express their love for music in a public arena. Segerstrom Hall in Costa Mesa or Carnegie Hall in New York could be next.

Costa Mesa Real Estate Minute January 24, 2009 - South Coast Metro Costa Mesa Market Report

South Coast Metro is an area that encompasses both Costa Mesa and Santa Ana. However, the South Coast Metro area in Costa Mesa usually refers to the area east of Bear Street and north of the 405 (San Diego Freeway). It is at the junction of Orange County's 55 and 405 freeways. It is the area of Costa Mesa closest to South Coast Plaza. In this unique neighborhood, premier office space and world class shopping vie with first class dining and performing arts venues to form a cosmopolitan blend of culture and business.

Costa Mesa Real Estate Minute January 24, 2009 - Mesa Verde Costa Mesa Market Report

The Mesa Verde neighborhood of Costa Mesa was largely built around the MesaVerde Country Club, a private club and golf course Costa Mesa Country Club, which is a private course, is also located within Mesa Verde's boundaries.


Most of the homes in Mesa Verde were built in the 1960's and 1970's, with several of the homes actually built right along the golf course.


Mesa Verde is bordered by Fairview Regional Park and the Costa Mesa Golf Course on the south, Harbor Boulevard on the east, the Santa Ana River to the west, and the 405 (San Diego Freeway) on the north.


The Estancia Adobe, built in the late 1800's is also located within Mesa Verde in Estancia Park, and provides insight into the history of this wonderful area of Costa Mesa.

Costa Mesa Real Estate Minute January 24, 2009 - Westside Costa Mesa Market Report

Southwest Costa Mesa, better known as the Westside or Westside Costa Mesa, is a wonderful area of Costa Mesa which borders both Newport Beach and Huntington Beach. It is typically quantified as being West of Newport Boulevard.

It encompasses Fairview Park and the Talbert Nature Reserve.

It has a wide mix of homes ranging from single family homes, to condos and apartment buildings. The homes overlooking the bluffs, have beautiful views of the ocean and wildlife in the Santa Ana River.

Costa Mesa Real Estate Minute January 21, 2009 - Eastside Costa Mesa Market

Eastside Costa Mesa is a charming area of Costa Mesa which borders Newport Beach, and, as a result, tends to have higher property values than some other areas of the city. It is bounded by Irvine Boulevard on the east, Newport Boulevard on the west, 15th Street on the south and Mesa Drive on the north.

Most of the original lots in Eastside Costa Mesa are around 10,000 square feet, a large size lot in Orange County, which allows for space to expand smaller, older homes if desired.

Eastside Costa Mesa is known for wide streets and lovely, mature trees, homes with picket fences and an eclectic mix of different types of homes.

You've Decided to Buy Your New Home - Now What? Or, OMG, What Have I Gotten Myself Into?

You've decided it's time to buy your first home, and you're running the gambit of emotions - excitement, stress, exhilaration, fear, joy.  The question uppermost in your mind is probably what should I do now?

  1. Find a knowledgeable real estate consultant who can help lead you through the process and make it easier.
  2. Get pre-approved.  This is stronger than a pre-qualification and puts you in a better negotiating position when you find your new home.
  3. Decide what you want and what you don't want in your home.  Location, bedrooms, features, schools, near a freeway, but not close enough to hear the noise, etc.
  4. Find your dream home.  Now that you know what you want and the amount for which you are pre-appoved, go out and find your dream home.  Keep notes about each home you see and compare them against your wish list.
  5. Make an offer.  You and your consultant will work together to come up with an offer, and your consultant will use her skills to help you get the best deal possible.
  6. Do inspections - The inspections usually include a third party inspector who comes out and checks all the systems of the house like the electrical outlets, the dishwasher, water pressure, the roof, and many others and will give the buyer his opinion on the condition of these items with a list of potential repairs.  Inspections may also include an appraisal (to verify the value of the property) and reviewing disclosures provided by the seller.
  7. Sign the loan documents and get the keys to your new home.  Finally all of the hard work is done, and it's time to move into your new home and throw a party to "warm" it.

Costa Mesa Real Estate Minute January 18, 2009 - Costa Mesa Market Report

Originally no more than a way station built by Spanish missionaries, Costa Mesa's first real estate development occurred in the 1880s. This failed to prosper, but Costa Mesa became an agricultural center known for apples and lima beans.

Long time residents may remember when the area was called Fairview and Paularino, but today, the city is a focal point in Orange County with the Orange County Performing Arts Center, South Coast Repertory Theatre and South Coast Plaza as major drawing points. It is hard to believe that Costa Mesa was once nicknamed "Goat Hill" because of its rural flavor.

The modern day Costa Mesa real estate market began as beach bungalows just minutes from the ocean. Even then, Costa Mesa, bordering Newport Beach, captured the best of Newport Beach living at a fraction of the cost. While Costa Mesa may be more affordable than comparable homes in Newport Beach or Corona Del Mar, this is a relative matter as all of Orange County real estate is perceived to be some of the most desirable in the United States.

Based upon general definitions, it appears that Costa Mesa should be in a Sellers' Market though it still appears to be a Buyers' market. Given all that is going on in the credit market and the banking industry, we are in an unusual time and will have to see what happens over the next few months as things hopefully begin to stabilize.

Neither Rain, Nor Snow, Nor Sleet . . . How Do You Like People to Communicate with You?

Before the time of email, text messages, internet, instant messaging, cell phone and even the telephone, most people received their messages via the postal service whose slogan was "Neither snow nor rain nor heat nor gloom of night stays these couriers from the swift completion of their appointed rounds".

How did we survive without all of these forms of communication?  What did we do before cell phones became mainstream.  My sons will never know what it is like to set up alternative times to meet their friends at Disneyland in case they miss each other.  In fact, they don't seem to realize that phones could be plugged in to the wall and that you could walk just a few feet away while talking on them.

Today, people have different preferred methods of communication. Some people prefer to be emailed on their Iphones, others love text messaging, some only want you to leave a message on their answering machine if they don't answer their home phone.

For years, I didn't text, though my sister loved it, but then I began to find that many of my clients just a few years younger than me prefer this method of communication.  They text at blinding speed (and this from a person who types over 90 words a minute on a keyboard) and find it very effective.

My little sister tells all of her clients and colleagues that the best way to reach her is by text, not by calling her cell phone.

But, for all of the modern methods we have these days, how many people really enjoy getting a hand written note in the mail. Doesn't it feel a little more personal than a text message?  Isn't it a nice surprise to receive something special in the mail?  For all that we are more connected, is it less personal?
